East Sussex has more woodland than any other county, making it a wonderful place to explore during your holiday. To the north of Fair Oak Farm is extensive woodland. There are plenty of tiny Saxon flint stone churches and timbered country pubs dotted throughout the picturesque villages nestling at the foot of the Downs. Some of the UK's finest castles, beautiful gardens, National Trust properties, family attractions and of course, the wonderful Ashdown Forest - ideal for walking, horse riding and cycling - can be found in the region. There are plenty of places to visit and activities whether you are a couple, family or group.

The surrounding countryside is superb with small hilltop villages and rolling meadows, great for horse riding, walking and cycling. There are many well publicised and stunning bridle paths, public footpaths and cycle routes nearby. Our OS map reference is TQ 622 262. The popular Cuckoo Trail and Bewl Water are not far from the farm. His and hers mountain bikes are available for hire. Within a mile from the farm you will also find a superb trout fishery, set up by Roger Daltry over 25 years ago. Also within close proximity are plenty of golf courses and fishing locations. The nearby Bewl Water offers sailing, canoeing, climbing, power boating and lots more for all the family.

Other nearby activities or places to visit include ballooning, paragliding, rock climbing, paint ball, motor sports, dry ski slopes, motor sports, heritage gardens, enchanted forests, steam trains and the ''best small zoo in the UK', Drusillas Park.

The nearest small shopping centre is Heathfield about 4 miles to the south, with the nearest large town Tunbridge Wells about 8 miles north. There are plenty of farmers markets nearby. The coastal towns of Brighton, Eastbourne and Hastings are within a 30 minute drive.

The farm only 2.5 miles from Mayfield, a large village with a beautiful high street, raised red brick pavements and a good range of shops. The village sign shows the figure of a young woman and children in a flower covered meadow, illustrating the Saxon origin of the village name, Maghefeld, or Maid's Field.

Mayfield and the local area offers a wonderful range of local pubs, restaurants and tea rooms.

Notes on price:
Prices are per property per week (£). The prices shown are 2008 rates. The flexible self catering accommodation can cater for any number of people between 1 and 20 (subject to availability). We advise larger groups to book as far in advance as possible. Rental periods are usually from 4pm Saturday to 10am the following Saturday.

Weekends and short breaks of up to 3 nights are offered in our holiday accommodation at 75% of the weekly rate, subject to availability.

Full bed linen, towels and kitchen linen is provided. Where sofa beds are used £10 per person is charged for additional linen.

Winter fuel and utility rates are inclusive.

* A supplement of between £100 per week per property applies for Christmas and New Year.

All properties have electric oven and hob, fridge with freezer, microwave, dishwasher, washing machine, tumble dryer, colour digital TV, VHS/DVD/CD, garden furniture, barbeque, oil central heating and private parking.

Fair Oak Farm is a wireless broadband hot spot. For a small charge our guests can enjoy internet access all over the farm and at 130 other hot spots throughout Sussex.

Well behaved pets are welcome at £20 per pet per week, plus an additional £50 deposit.

A returnable security deposit of £50 - £150 is required depending on the property.

Other facilities at Fair Oak Farm include cycle hire (his and hers mountain bikes and child trailer are available), Wine List, DVD library, board games, chef hire and home cooked organic food delivery.

Cots (£20 per week), high chairs (£10 per week) and stair gates are available on request.

Barn & Cow Shed
Type Description:
Bedrooms: Approached through an electric five bar gate, sweeping gravel driveway and immaculate landscaped gardens, this beautifully converted Grade II listed farm building provides excellent and very spacious holiday accommodation. The breathtaking Sussex countryside, the estates grounds and the courtyard with patio furniture, trees and raised beds provide a wonderful setting and superb views. There is ample parking for several cars. This is a perfect location for horse riding, walking and golf and there are many delightful villages with country cottages in the area. The picture book village of Mayfield with shops, pubs and restaurants is just 2 miles away. Nearby Bewl Water is excellent for fishing, water sports and riding. London is easily accessible from nearby Stonegate, Wadhurst or Crowborough stations. Tunbridge Wells and historic coastal shopping towns are a short drive away.

The courtyard leads to the main barn entrance via wide wooden steps and double French style doors to the huge open plan living area which has beamed vaulted ceilings, floor length windows and beautiful polished oak flooring. The property is elegantly decorated throughout with high quality furniture and fittings, some of which are antique. The open plan Barn contains a large living area with three large comfortable settees, side tables, Persian rug, digital TV with DVD/VHS and music system with CD player. One of the sofas is luxury sofa bed for which linen can be provided. The large dining area is in the middle of the Barn with large pine table and seating ten. A large light oak kitchen with cream tiled worktops fills the other end of the Barn. The kitchen is fully equipped with all you need and has an electric oven and hob, fridge, freezer, dishwasher, automatic washing machine and microwave.

From the main living area, down 2 steps, is the cottage style twin bedroom and bathroom both with cat slide ceilings. The bathroom has an integrated hand shower over the bath, WC and washbasin. The twin bedroom has two single beds, wardrobe, bedside table and lamp.

Steps lead from down from the dining area of the barn in to one of the double bedroom suites of the Cow Shed. Both of the bedroom suites in the Cow Shed can also be accessed independently from the from the courtyard.

The Cow Shed consists of two cottage style double bedrooms, both furnished with 6ft double beds. They can both be split into singles but please advise at the time of booking if this is required. Some of the furniture is antique and includes wardrobes, drawers, dressing tables, bedside tables, mirrors and chairs. Each of these cottage style bedroom suites has a digital TV (one of them with a DVD player) and its own en-suite bathroom with hand painted tiles, bath washbasin and WC.

There is oil central heating throughout. His and hers mountain bikes are available for hire. Fair Oak Farm is a wireless broadband hotspot so our guests can enjoy internet access all over the farm and throughout Sussex. A barbeque, folding bed, cot, highchair and baby alarm can be provided. The Barn and Cow Shed provides perfect holiday accommodation for larger groups and families.

The accommodation sleeps up to eight people with two on the sofa bed for which extra linen can be provided. Used in conjunction with Stable Cottage and/or the Grain Store this accommodation can sleep up to 16 people. A further 8-9 people can be accommodated if used in conjunction with Bibleham.

Stable Cottage
Type Description:
Bedrooms: Nestled in a 12 acre country estate, this beautifully converted Grade II listed farm building is surrounded by breathtaking Sussex countryside and has use of an attractive courtyard with water feature, plants and patio furniture. This superb holiday cottage is approached along a sweeping gravel drive through immaculate landscaped gardens. Ample parking is provided. The surrounding rolling countryside is ideal for horse riding, walking and golf. The picture book village of Mayfield with shops, pubs and restaurants is just 2 miles away. Nearby Bewl Water is excellent for fishing, water sports and riding. The UK capital, London, is easily accessible from nearby Stonegate, Wadhurst or Crowborough stations.

Stable cottage is beautifully decorated throughout with high quality furniture and fittings, some of which are antique. The high standard of furnishings creates a warm and cosy interior. The entrance hallway with clothes storage cupboard leads to a beamed living area with vaulted ceiling, polished wooden floor and Perisan rug, large and comfortable sofa, small table and chairs, lamps, CD player and a large flat screen digital TV with VHS and DVD. The sofa doubles up as a luxury sofa bed. To one side is a light oak kitchen with an electric oven, hob and fridge with freezer section.

The pretty double bedroom has a superb 6ft canopied bed with bedside tables and lamps and a chest of drawers. The bathroom provides a bath with integral hand shower over, washbasin and WC. There is oil central heating throughout.

Grain Store & Gypsy Caravan
Type Description:
Bedrooms: Nestled in the estates 12 acres, off a quiet country lane, this beautifully converted Grade II listed barn provides superb holiday cottage accommodation in East Sussex and is surrounded by some of the UK's finest countryside.

This historic farm building has been expertly converted using traditional methods and to an extremely high standard with clay peg tiles, oak weather boarding and original sandstone plinth walls. Stone paths lead to a private seating area overlooking the farm's gardens. The barn's original timber frame is exposed internally around all of the walls and the vaulted ceiling. Accessed through an electric five bar gate and sweeping gravel driveway, the self contained Grain Store has ample parking and enjoys the use of extensive and well maintained gardens at the farm.

Enter the Grain Store through a barn door in to a spacious open plan living area with vaulted ceilings, stone flooring, exposed timbers, large luxury sofa bed (sleeping 2 if required), wall mounted flat screen TV, DVD and spot lighting. A small but fully equipped farm house style kitchen with oak doors and granite work surface contains an electric oven and microwave, dishwasher, fridge with freezer compartment and washing machine/dryer. A dining area contains a country kitchen table and six chairs.

A traditional braced and latched oak door leads to the pretty double bedroom which has wide oak floor boards, exposed timbers, wall mounted flat screen digital TV with DVD, a fully fitted oak wardrobe and bed head with wall mounted reading lights and side tables. Oak framed windows looks over the courtyard and gardens.

The bathroom with limestone flooring and spot lighting has a large shower cubicle, roll top bath, WC and wash basin with shaver point, mirror and light over and heated towel radiator.

There is electric heating throughout with thermostatic temperature control, each of the slim line electric radiators having independent controls.

Adjacent to the barn is a traditional bow top Gypsy Caravan with electric fan heater and light which can sleep a further 2 or 3. The top bunk pulls out to a small double bed if required whilst the bottom bunk remains a single.

Fair Oak Farm is a perfect holiday location for walking, cycling, fishing, horse riding, golf and many more country pursuits. There are many delightful villages within the area and the picture book village of Mayfield with shops, pubs and restaurants is just 2 miles away. London is easily accessible in about an hour from nearby Stonegate, Wadhurst or Crowborough train stations. Tunbridge Wells and historic coastal shopping towns are a short drive away.

The Grain Store provides perfect holiday accommodation for two to four people plus a cot if required. Used in conjunction with our properties our holiday accommodation can accommodate up to 16. With the use of neighbouring Bibleham groups of up to 25 can enjoy their UK farm holiday.
